Association FAQs

1 / Am I automatically a member of the Association if I live in Oak Hills?

No, we are not a mandatory deed restricted Homeowners Association (HOA) to which all property owners automatically belong.  Membership is optional and requires the payment of yearly dues.  All neighbors are encouraged to join the Oak Hills Association to enjoy our River House property amenities and fully participate in what our community has to offer.  Information on what our membership includes can be found on the Home Page here.  Dues are based on household size and for 2024 are as follows:

Single (1 member) $245, Couple (2 members) $320, Family (3+ members) $395

2 / Can I use the River House grounds to access the Rockaway River if I am not a member?

No, the Association 'River House' property at 37 River Road is for the use of paid members only.  Neighbors who are not members are not permitted on the property at any time, unless invited to an Association event or touring the grounds with a Board member.

3 / Does the Association maintain the roads in Oak Hills?

No, as Boonton Township residents our property tax money goes to the town to do so. Since our roads in Oak Hills are narrow and do not meet today’s construction standards Boonton Township has not accepted ownership of them as public roads.  The Township is however required to maintain and repair them by performing such activities as paving, grading, fixing holes and plowing snow*.  Please contact the Township directly with any concerns you have related to road conditions.
